Aspen Developments has much pleasure in introducing Tower 8,
Adelaide's next landmark office building in the City Central
Precinct Redevelopment.
The Tower 8 site faces Franklin Street and will continue the
bench mark standards set in ANZ House on Waymouth Street and
the Ernst & Young Building on King William Street.
A commercial development over 17 levels, it will provide office space, associated car parking, ground level retail and Australia Post operations, including mail distribution and post office boxes on ground and mezzanine levels. The project has been designed to achieve Property Council of Australia A-Grade office space standards, 5 Star Green Star Design and As Built Ratings, as well as a minimum 4.5 Star NABERS Energy Rating.
The design team, led by Architects, Woods Bagot, has combined best practice sustainability design principles to achieve a crisply detailed elegant building contemporary in nature but sensitive to its context and offering in excess of 36,500m2 NLA.
The design proposes a 12 level highly articulated component fronting Franklin Street, a 17 level component facing North and a central linking component that incorporates the core and egress stairs. Above the car park podium, Levels 4 - 12 will offer an average floor plate area of 2,130m2 and Levels 13 - 17 are an average of 1,510m2.
The Australian Taxation Office has taken up around 90% of the available office NLA on a 15 year initial lease term. Australia Post has taken up the balance, with the exception of a small office tenancy on Level and the Ground Floor retail area facing Franklin Street.
ESD priority objectives for the development include energy efficiency and greenhouse gas emissions, water conservation and reuse, indoor environmental quality management and sustainable sourcing and use of materials, including recycling and waste management.
Development Approval has been obtained and Early Works commenced in the second quarter of 2010. Baulderstone has now been appointed the Design and Construct contractor and Practical Completion is scheduled for October 2012.
